defiently a cool "pad". a little updating and that place would be bitchin. i always liked that area too.

that place is hot wish i had the money. for sure some moderizing. paint carpet etc. but daaamn for a startout nice place BALLER.

for sure the rec room would become a movie theatre for sure.

I had it listed for $94k back at the end of '07, then $89,900 in '08 now $84,900... condos just dont seem to be selling :(
I would love nothing more to sell this place, as that will give me funds for a garage at the new house :thumb_beer_cheers:

I would just include the eletric and make the rent $990 a month....if the place is efficient, then it should be a wash in the end.

ever burn a building to the ground? I know of a condo this one guy is having a hard time selling, looking for a arsonist - no experience needed! :thumb_beer_cheers::idiot:

As for the electric, If someone leaves all the lights on all the time, I'd lose out on that deal. Same with the AC... That way the renter can save $$ if they are conservative with the power.

It was recently reduced to $84,900.
Neighborhood is safe & quiet. It's a small association (24 units total) and usually the only time I saw the neighbors was coming/going. I'm 31 and I was one of the younger people living there. I bought it when I was 26 and there was only one other person in their 20's when I lived there, so it's a pretty quiet area. (I never got any noise complaints about an offroad H-pipe though :) )
Most people are older and/or don't have kids living w/ them.

I'd love to sell it, the landlord thing is getting old - trying to get another renter lined up when a lease ends so I'm not paying double mortgages while it sits empty. I'd be happy to make a deal and sell it.

this place would be perfect....after i pass my ASE tests in spring aand land a legit mechanic job through a dealership that is not going under.....i love this condo. but its actually double what i paynow...435 plus electric at our apt.

Just an FYI about anyone considering purchasing this place....as it seems pretty sweet and definitely cheap.

A 30yr mortgage payment with minimum down (3% in most cases - $2500) leaves you with a monthly payment of $443. That's CHEAP. Add a couple hundred/month for taxes/prop insurance and you're probably talking $600-$700/month to OWN your own house. Get a buddy as a roomate and split it...I wish I my mortgage was that cheap!

GL on sale/rent/whatever, if it was in Cbus and I was single and without kids, I'd have bought it long ago.

Just curious, is there a condo association monthly/yearly fee? Also, I'm in the valley quite a bit, what is the address for the condo? I was wondering where exactly it is.
